Now that lenders are cracking down on their loose lending
that was going on a few years ago, more and more renters have less
options to purchase a home and have to continue leasing. A lot of
tenants have to remain subject to their landlord lease but can afford
the payments and expenses of homeownership.
These renters need more options to open the doors for them
to secure a home that they can purchase. That is where we come in. We
have homes for buyers with good credit, not so good credit and
absolutely terrible credit.
Our lease option to purchase homes are for those renters
that have not so good credit but a little money to put down. With the
option to purchase they can secure a home that they choose and can lock
the home down so no one else can buy it. With these potential buyers we
have them work with our mortgage specialist that will put them on a plan
to buy a home within the next one or two years.
Our lease purchase homes allow a potential buyer the time
they need to get a few things in line on their credit. Their credit
isn’t as bad but they need to establish their rental history usually for
one year. With the lease purchase the potential buyer is locked into
the house and no one can come in and purchase the home while they are
there. You don’t have to worry about a landlord. As with the lease
option, this buying process gives you complete responsibility of
homeownership. You have to maintain the house as if it is yours because
it is. You don’t call a landlord to fix something that you may have
broken, you will be completely responsible.
Complete owner financing or seller financing gives you
complete ownership of the home. With seller financing we become the
bank and create financing that is affordable for you. This way of
purchase requires more of a down payment and usually a better credit
score or around 525 or better. Since you won’t have to go to the bank
to buy this way, you will be require to put at least 5% of the purchase
price down. This is ideal for buyers that don’t have the credit or job
history to buy a home but get to enjoy complete ownership of the home.
That is why we require a larger down payment because the home becomes
yours.
